Brisbane’s Rental Market Hits Record Highs: A Report from ABC News

The ABC News highlights how Brisbane defies national slowdown in terms of weekly rent surges. While other cities are seeing modest rent stabilization, Brisbane continues its upward trajectory. Brisbane’s median weekly rent has climbed to $630 for units and $660 for houses, making it one of the most competitive housing markets in Australia.

Some prospective tenants report spending as much as two months searching for a rental home in Brisbane. The competition is especially tough for immigrants and newcomers who lack an established rental history. Property viewings have become increasingly crowded as population growth outpaces available supply. 

Despite the rental surges, Brisbane remains attractive to renters because of its affordability compared to other cities and its proximity to the CBD. It is not surprising that Brisbane’s current rental vacancy rate is at 0.7%. Domain Research and Economics Chief, Nicole Powell points to Brisbane’s major infrastructure investments as key drivers fueling both employment and housing demand in the region. 

According to the news, for those looking for affordable rentals, Russell Island ($440 per week) and Ipswich ($355 per week) stand out as some of the more affordable suburbs. However, Russell Island is not very commuter-friendly, as residents need to take a ferry to travel to and from the mainland. Meanwhile, prices in inner-city areas like Grange and New Farm continue to soar at 22% and 19% annual growth rate in terms of weekly rent.

For rooming house investors, this surge continues to be a major opportunity. As full-house rentals become less attainable, more tenants are looking for flexible, lower-cost shared accommodation options near transport routes or employment hubs. Rooming houses can bridge this gap by offering affordable living spaces for tenants while still generating strong yields for investors. With Brisbane’s consistent population growth and tightening vacancy rates, the demand for high-density housing, like rooming houses, is expected to remain robust.
